MD Nexus Malaysia: What Office Owners and Businesses Need to Know
Understanding the recognition framework for digital-ready office buildings and the Malaysia Digital Bill of Guarantees.
What is MD Nexus?
MD Nexus is a government-recognised designation for business premises that meet qualifying infrastructure and performance standards. In simple terms, it identifies office buildings equipped to support modern digital businesses. The initiative supports quality digital workplaces, productivity and long-term growth in Malaysia’s digital economy.
How is it different from the previous Cybercentre model?
Previously, MD Cybercity and Cybercentre recognition was based on designated geographical areas. MD Nexus moves towards recognition of individual premises based on building-level readiness, infrastructure quality and performance. Existing designated premises may transition to MD Nexus if they meet the relevant criteria.
Why does MD Nexus matter?
For building owners: Recognition may help demonstrate a building’s readiness for technology-driven tenants and differentiate it in a competitive leasing market.
For businesses: It provides another reference point when evaluating office infrastructure, including connectivity, electrical supply and indoor mobile coverage.
For investors: It may be one factor in assessing the longer-term appeal of an office asset to digital-sector occupiers.
MD Nexus recognition does not automatically guarantee higher rents, occupancy or investment returns.
Who can apply and what is assessed?
Eligible office building owners may apply, subject to the MD Nexus Qualifying Criteria and Performance Standards. The framework includes an application fee, an assessment fee for technical verification (such as telecommunications infrastructure, electrical supply and indoor cellular coverage), and an annual fee for compliance monitoring and performance assessment. Fees and criteria should be checked against the latest official guidance.
What is the Malaysia Digital Bill of Guarantees?
The Malaysia Digital Bill of Guarantees is a set of government commitments supporting eligible Malaysia Digital Status companies. In simplified terms, the commitments address the following areas:
| Guarantee | In simple terms |
| 1. Infrastructure | Quality physical and information infrastructure |
| 2. Talent | Flexibility to employ local and foreign knowledge workers |
| 3. Ownership | Specified ownership-related exemptions |
| 4. Funding | Flexibility in accessing international capital |
| 5. Incentives | Potential eligibility for qualifying financial incentives |
| 6. Intellectual property | Protection of intellectual property and supportive digital regulations |
| 7. Internet | Commitment concerning internet censorship |
| 8. Telecommunications | Competitive telecommunications tariffs |
| 9. Infrastructure participation | Opportunities to participate in relevant infrastructure development |
| 10. Government facilitation | Government support and facilitation for eligible companies |
The guarantees are subject to the applicable eligibility rules, approvals and prevailing government policies; they should not be read as automatic entitlements.
How are MD Nexus and the guarantees connected?
MD Nexus relates to the building or premises. Malaysia Digital Status and its Bill of Guarantees relate to qualifying companies. A recognised building may be relevant to a company assessing its premises requirements, but leasing space in an MD Nexus building does not automatically confer Malaysia Digital Status or tax incentives.
What should businesses consider when selecting an office?
Beyond rental costs and location, assess internet connectivity, reliable power supply, mobile coverage, accessibility, room for expansion and the building’s overall operating suitability. Businesses relying on specific Malaysia Digital benefits should independently verify the current eligibility and location requirements.
